Gap night pricing: how PMCs recover hidden revenue

Your calendar looks full. Bookings are landing on weekends. Your dynamic pricing tool is running. And yet, scattered across your properties, 5 to 15 nights per year sit empty between reservations. These are gap nights, sometimes called orphan nights, and they represent pure revenue loss.

Gap night pricing is how property management companies recover money that would otherwise disappear. If you manage vacation rentals in Florida, especially as August transitions into shoulder season, this is the exact moment to audit your calendars and close these holes.

What are gap nights and why do they cost you money?

A gap night is a single vacant date sandwiched between two confirmed reservations that falls below your listing’s minimum-stay requirement and therefore cannot be booked normally. They form because your minimum stay is set to 3 nights, so nobody can book a 2-night gap.

Here’s the math that makes this painful. Orphan days inflate available-night counts without generating revenue, dragging occupancy below what the booked-night count would otherwise suggest. A listing with 22 booked nights and 2 orphan days in a 30-day month reports 73% occupancy, not the 100% its booked stretches might imply.

The problem is subtle. Gap nights don’t feel like a problem. Your calendar looks busy. You’ve got bookings on both sides. But those empty nights are costing you real money.

How much revenue are you leaving behind? Done right, gap night pricing adds 4 to 11% to annual revenue for most STR operators. On a portfolio doing $500,000 in gross revenue, that’s $20,000 to $55,000 recovered without adding a single new property.

How to set up gap night pricing without hurting your ADR

The fear is legitimate. If you discount gap nights, won’t that train guests to wait for deals? Won’t it drag down your overall ADR?

Hosts panic when they hear “discount the gap.” They picture their $200 night dropping to $120 and assume the algorithm will read that as the new normal. It does not. A conditional discount that only fires on adjacency is invisible to the broader market signal.

The key word is surgical. You’re not discounting your entire calendar. You’re not running a blanket price reduction that trains guests to wait for deals. You’re adjusting 2 specific nights that would otherwise earn you zero.

What discount level works? Most tools include a gap-fill rule that detects 1- or 2-night openings between confirmed bookings and automatically drops the rate by 10-25%. At a 15% discount on a $300 nightly rate, you’re collecting $510 for those two nights instead of $0. Even after cleaning costs, you’re netting $350-plus in revenue that didn’t exist before.

Here’s something most blog posts won’t tell you: not every gap night should be discounted. If a 1-night booking would net less than your cleaning and turnover cost, blocking the date for maintenance or leaving it closed is often the more profitable move. Calculate your true variable cost per turnover before setting your floor price.

Gap night pricing and minimum stay work together

This is where Florida PMCs often get stuck. The data clearly shows that longer minimum stays increase revenue. Properties with 3 to 4 night minimum stays earn a median of $32,060 annually versus $23,822 for 1-night minimums, a gap of more than $8,200 per year, per a May 2026 analysis of 4.1 million Airbnb listings.

But higher minimum stays create more orphan nights. So what do you do?

Minimum stay requirements are a pricing lever, not just a policy. A 3-night minimum on peak weekends prevents the low-value 1-night fills that suppress nightly rate and increase operational cost. Pricing and minimum stay strategy work together.

The solution is dynamic minimum stays combined with gap-fill rules. You might require a 4-night minimum for bookings made 90 days out, then gradually relax that restriction as the date approaches. As dates get within 14 days, drop to a 2-night minimum. As they get within 72 hours, allow 1-night bookings at a discounted rate.

I’ve seen PMCs in Orlando run a strict 5-night minimum during peak summer, then switch to 2-night minimums in September. Their gap night pricing kicks in automatically for any remaining 1-night holes. The system handles it without manual intervention.

The tools that make gap night pricing automatic

Can you run gap night pricing manually? Technically yes. Practically, no.

Gap nights are the most common and most preventable source of lost revenue in vacation rental management. And most owners never count them because they don’t know to look.

The data confirms what works. One 198-listing managed portfolio showed an average orphan rate of 25.0% before management, settling at 11.9% after. That reduction happened through systematic gap-fill automation, not manual calendar review.

Your vacation rental PMS should handle this. The key features to look for: conditional minimum stay rules that adjust by lead time, gap-night detection that triggers discounts only on dates adjacent to confirmed bookings, and price floor protection so you never drop below your true cost.

Short-term rental supply growth nationally slowed to about 4.6% this year, down from over 20% annually during 2021 and 2022. Competition is tighter. Every orphan night you leave dark is revenue a competitor down the street is capturing instead.

What should you do this week?

Open your calendar for the next 60 days. Count the 1- and 2-night gaps between existing bookings. Multiply by 80% of your average nightly rate. That’s your gap night revenue opportunity.

Then check your PMS. Does it have gap-fill rules? Are they turned on? What discount percentage is set? What’s the price floor?

For Florida PMCs entering shoulder season, this matters more than it did in July. Shoulder season revenue can reach 60-75% of peak with the right strategy versus 30-40% with reactive rate cuts alone. Gap night pricing is part of that strategy.

MAPRO integrates dynamic pricing with calendar management across Airbnb, Vrbo, and Booking. If you’re running gap-fill logic manually or not running it at all, it might be time to consolidate your tools into a PMS that handles this automatically.
